How We Waterproof The Outside Of Your Basement

Every property is different and so is their waterproofing needs. When you work with DGI you will work with our basement waterproofing contractors to create custom exterior waterproofing plans that consider your properties foundation condition, waterproofing requirements, land grading, local flood zones and more! We have outlined our external basement waterproofing process below so you know what to expect when you book with us.

Step Description
1 Basement Inspection Conduct a through examination of your basement to identify any leaks and areas of concern.
2 Excavation Carefully excavating around the basement perimeter, depth can vary but is generally 4-8 ft.
3 Wall Cleaning Thoroughly cleaning the exterior walls, identifying cracks and ensuring proper sealing.
4 Foundation Repairs Using ‘injection crack repair’ we will fill any cracks or gaps in the foundation.
5 1st Waterproofing Layer Apply waterproofing sealant as first layer of protection, completed by hand for effective coverage.
6 2nd Waterproofing Layer Apply waterproofing membrane as second layer of protection.
5 Exterior Drain Installation Install weeping tile around the perimeter of your basement to direct water away from your property.
6 Gravel Fill Cover the weeping tile with a layer of gravel to allow water to drain into your new external drain.
5 Backfilling Backfill the excavated area with soil and clean up the area.

Step 1: Basement Inspection & Excavation

Basement Inspection

First, we will begin by inspecting your basement, this will allow us to access the area for any foundation cracks or leaks. At this stage we will discuss any recurring issues with the homeowner and create a custom waterproofing strategy.

Excavating the basements perimeter

Once our customized plan is finalized we will excavate around the outside of your basement, the depth of the excavated trench will vary depending on your property but this is generally between 4-8 feet deep.

Wall Cleaning

Next we will thoroughly clean the area, ensuring the area we plan to waterproof is completely free of soil and debris. This will allow us to see any foundation cracks that need repairing, as well as allowing the liquid waterproofing membrane to properly adhere to the surface.

Step 2: Foundation Repair & Exterior Waterproofing

Foundation Repairs

Once we have effectively cleaned the foundation walls, we will be able to complete any of the necessary foundation crack repairs. Using hydraulic cement we will use a process called ‘injection crack repair’ to fill any gaps, ensuring your foundation is completely sealed before we apply the first layer of protection.

Layer 1: Waterproof Sealant Application

We will apply the first layer of foundation waterproofing protection with a liquid asphalt membrane. With a consistency similar to thick black paint, this sealant dries with a rubber-like texture allowing for flexibility and excellent adherence.

Layer 2: Waterproof Membrane Application

Next we will install the second layer of waterproofing, this is in the form of a sheet membrane that we will apply over the liquid membrane. Providing compressive strength, this layer not only assists with overall waterproofing, it also helps to prevent excessive headwater pressure.

Step 3: Exterior Drain Installation & Filling

Installation of Weeping Tile

Once the outside of your basement walls are completed sealed, we will start installing the weeping tile for the exterior drain. This will collect excess water and channel it towards your sump pump for removal.

Gravel Layer

The weeping tile is installed and connected to your sump pump, we will begin with adding a layer of gravel to completely cover the weeping tile. We use gravel because this will allow water to easy pass into your new drainage system.

Soil Filling

Lastly, we will backfill the excavated area with soil. Cleaning up the job site as we go so your property is left in exactly the same condition as before we arrive – with the added bonus of a completely waterproof basement and peace of mind!

Exterior and Foundation Waterproofing FAQs

Exterior waterproofing is a comprehensive process that involves several key steps to ensure your home remains protected against water intrusion. First, our experts conduct a thorough assessment of your property, identifying vulnerable areas such as foundation cracks or areas prone to water seepage. Next, we excavate around the foundation to create space for waterproofing materials. We then apply a high-quality waterproof membrane, followed by improving soil grading and drainage systems to channel water away from your home effectively. Finally, we backfill the excavated area, ensuring proper compaction to prevent future water pooling.

Our Exterior Waterproofing prices start at $50 – $300+ per linear ft. However, please note that all prices are approximate and may vary based on the depth, access and other specifics of a project. Please get in touch with us today for a Quote!

The longevity of exterior waterproofing largely depends on the quality of materials used, the effectiveness of the installation, and environmental factors. Generally, a professionally installed exterior waterproofing system can last up to 25 years or more, providing long-term protection against water damage and preserving the structural integrity of your home.

While DIY waterproofing kits are available, we highly recommend hiring a professional for exterior waterproofing due to the complexity and importance of the process. Certified professionals have the expertise, access to high-quality materials, and the necessary equipment to ensure effective and lasting waterproofing. Attempting to do it yourself may lead to subpar results and potential future issues.

Several signs indicate the need for exterior waterproofing:

  1. Water stains or discoloration on basement walls.
  2. Cracks in the foundation or basement walls.
  3. Damp or musty odors in the basement.
  4. Gaps or deterioration in caulking or sealants around windows and doors.
  5. Water pooling near the foundation after rainfall.
