Factors That Affect Home Waterproofing Services In Vaughan

Vaughan has its own set of conditions that will affect your basement waterproofing service! Our team of local waterproofing contractors have years of experience in the area and will be able to advice on the best solutions to keep your home dry and protected for years.

  • Flood zones: Properties located in the Humber River watershed are particularly vulnerable to flooding. Managed by the Toronto and Region Conservation Authority (TRCA), they provide flood-mapping and in-depth local information, however, it is still up to homeowners to invest in strategies to protect their homes.
  • Soil Type: Vaughan is categorized with having clay-rich soil. Clay soil is problematic because it absorbs water slowly causing it to swell, this increasing the hydrostatic pressure which can lead to cracks in your foundation.
  • Heritage Homes: 1% of homes in Vaughan are designated heritage properties, while this is extremely low compared to other locations throughout the GTA, these homes have porous foundations that are extremely susceptible to flooding, damp and mould. If you have a older home that is not a designated heritage home, this does not mean your safe, it is recommended to update to modern waterproofing solutions.
  • Vaughan Rebates: Many municipalities have waterproofing rebates that aim to incentivise homeowners to invest in flood-protection systems. The City Of Vaughan currently offers a Backwater Valve Installation Subsidy Program, providing 50% of the total cost.

Risk Assessment Checklist: Do You Need To Book Waterproofing Services?

Use this checklist to identify potential risks unique to homes in Vaughan, Ontario. If you answer “Yes” to three or more items, it’s time to book a professional foundation inspection.

Foundation & Interior Signs

  • Efflorescence: Do you see a white, powdery, mineral deposit (salt residue) on your concrete foundation walls? This is evidence of water passing through the wall.
  • Cracks: Do you have horizontal, vertical, or diagonal cracks wider than a credit card on your basement walls? (Note: Horizontal cracks often signal severe hydrostatic pressure from Vaughan’s clay soil.)
  • Musty Odour: Does the basement have a persistent damp, musty smell, even if there’s no visible water? This indicates high humidity and hidden moisture that promotes mould growth.
  • Peeling Paint/Finish: Is paint blistering, bubbling, or peeling near the base of the foundation walls? This is caused by moisture pushing out from the concrete.

Property Drainage & Exterior Signs

  • Clay Soil: Did you notice that the soil surrounding your foundation swells dramatically when wet and cracks when dry? This is Vaughan’s heavy expansive clay creating hydrostatic pressure.
  • Negative Grade: Does the ground around your house slope toward the foundation? Water should drain away from the home. Improper grading directs surface runoff into your basement.
  • Aging Exterior Drains: Is your home over 40 years old? Your original weeping tile (French drain) system is likely past its life expectancy and is probably clogged with clay/silt.
  • Downspouts: Do your downspouts discharge water right next to the foundation, or less than 6 feet away? This is a major cause of concentrated foundation saturation.
  • Window Wells: Do your basement window wells fill with water during heavy rain? They may be clogged or lack proper drainage to the weeping tile.
  • Nearby Development: Is your property surrounded by new, large-scale construction or road paving? Nearby construction activity can alter the natural water table and drainage patterns around your property.

High-Risk Factors

  • Active Leak: Is there currently water pooling in your basement during or after heavy rainfall?
  • Sewer Back-up: Have you ever experienced sewage backup into your basement, especially during a rainstorm? (Requires immediate installation of a Backwater Valve.)
  • Finished Basement: Is your basement finished with drywall and flooring? Water damage could be occurring behind the walls, making damage assessment critical and repair more invasive.
